Real estate prices in Toulon now reach 3,506 euros per m², according to the exclusive Bien’Ici barometer for BFM Immo.
Toulon real estate is showing a decline and the average price now reaches 3,506 euros per m² in May (price displayed in advertisements before negotiation), according to figures from our partner Bien’Ici*. Over one month, prices fell by 1.3% and, over a year, they fell by 3.3%.
On the rental side, prices are increasing. Thus, the average rental price is 16.2 euros per m2. For a studio, you will need to count on average 485 euros per month and for a 3-room apartment 800 euros.
In Toulon, the population has increased significantly in recent years. According to INSEE, the city had 179,659 inhabitants in 2020, compared to 165,584 in 2014 and 165,514 in 2009 (i.e. +8.5% since 2009). Retirees form the most represented socio-professional category (27.3% of the population aged 15 or over). Next come people without professional activity (21.4%), employees (18.3%), intermediate professions (12.5%) and workers (10.1%).
The least common socio-professional category in Toulon are farmers (0.1% of the population), followed by craftsmen, traders, business leaders (3.4%) then executives and higher intellectual professions (6.9 %).
The number of primary residences has increased sharply in recent years (89,523 in 2020, compared to 79,010 in 2009). The number of second homes and occasional accommodation is in decline: there were 2,582 in 2009, there are now 2,225. Vacant housing is also decreasing, going from 8,252 in 2009 to 3,454 in 2020.
