Former land planning engineer for Ademe (Environment and Energy Management Agency), Aurélien Péré, president of SAS Magendi, in Saint-Romain-le-Noble, launched a web application which lists built and unbuilt land transactions in Nouvelle-Aquitaine, Midi-Pyrénées and Rhône-Alpes, since 2013. Called lesprix.immo; it is based on public data from state services.
Nothing revolutionary so far, the latter has its own cartography. In addition, “transparency for land markets is written in the law”, notes Lot-et-Garonnais. However, its application has additional options, he assures: “There are filters on prices, per square meter or per hectare, their evolution over the years and on the types of property”.
Remuneration for donation
The data are therefore retrospective. “In economics, the way we value a property is either by the discounted value method, for example rents, or by comparison,” believes Aurélien Péré. When the market is opaque, a price is estimated, but precision is lacking. My added value is data processing. »
Around a hundred Internet users consult his page for free every day, he says. The new computer scientist devoted six months of work to this tool without receiving the slightest income. “Often, applications are free at the start, it’s a bet on the future,” he says. Neither commission nor subscription are part of its ambitions; Aurélien Péré prefers to rely on donations, he who created the application for citizens. “I think it doesn’t work well in France, I’ll see,” he thinks. The idea is to advertise my app, to see if people donate. If they give, great, if it doesn’t work, I will look at other models, aligned with my values. Or I’ll let it go. »
He is also working to include new data in his application.
